2951 Merrick Road, Bellmore

Working Hands Inc., a new barber business, leased a 700-square-foot retail space at 2951 Merrick Road in Bellmore. The space was formerly occupied by Danny’s Barber Zone. The tenant was self-represented, while Larry Weinberger and Derek Weinberger served as in-house representatives for the landlord, MGD Investments, in the lease transaction.

 

137 and 145 Commack Road, Commack

Patrick Consalvas, a Long Island-based commercial real estate investor, purchased a two-building office property at 137 and 145 Commack Road in Commack for $1.35 million. The two buildings total 14,800 square feet on .47 acres. The buildings are about 75 percent occupied by a mix of professional and commercial tenants. The buyer was self-represented, while Stephen Preuss, Kevin Louie, Kevin Schmitz and Andrew LeoGrande of RIPCO Real Estate represented the seller, Joan Gottesman, in the sales transaction.

 

2810 Middle Country Road, Lake Grove

STF Ronkonkoma, an affiliate of a prepared meals company, purchased a 7,600-square-foot restaurant building on 3.03 acres at 2810 Middle Country Road in Lake Grove for $3.4 million. The property was the long-time home of  The Good Steer restaurant that closed in July 2022. Nicholas DiVisconte of Signature Premier Properties represented the buyer, while Nick Masson of  The Shopping Center Group represented the seller, Bolinda Corp., in the sales transaction.

255 Hempstead Ave., West Hempstead

Vinod Sinha, a principal of Queens-based Tri-Med Home Care Services, purchased a 3,260-square-foot retail building on .34 acres at 255 Hempstead Ave. in West Hempstead for $1.45 million. The long-vacant property on the corner of Hempstead Avenue and Maplewood Street was formerly occupied by a Capital One Bank branch which closed several years ago. The buyer was self-represented, while Stephen Preuss, Kevin Louie and Eric Delafraz of RIPCO Real Estate represented the seller, Ben Philipson, in the sales transaction.

 

131 West Main St., Bay Shore

Panetta Physical Therapy leased 3,696 square feet of retail space at 131 West Main St. in Bay Shore. The company also operates clinics in Ronkonkoma and Roslyn. Todd Johnson of Realty Connect USA LI represented the tenant, while Jamie Winkler of Winkler Real Estate represented the landlord, A2 125 West Main LLC, in the lease transaction.

 

201-203 Sunrise Highway, Lynbrook

Arthur Mavashev, a local commercial real estate investor, purchased a 3,019-square-foot retail building on .12 acres at 201-203 Sunrise Highway for $775,000. The two-store building is fully occupied by two tenants that include the Ideal Porcelain tile store and a photography studio. The sales price equates to a 6.36 percent cap rate. Dawn Gingold of American Investment Properties represented the buyer, as well as the seller, 203 Sunrise LLC, in the sales transaction.

 

774 Marconi Ave., Ronkonkoma

Rayjon Industries Inc., a distributor of promotional products, leased 2,500 square feet of industrial space at 774 Marconi Ave. in Ronkonkoma. Michael Zere of Zere Real Estate Services represented the tenant, as well as the landlord, Lmar LLC, in the lease transaction.
