New $75.6M hotel project planned for Garden City

A new 170-room hotel is planned for Garden City, near the Roosevelt Field mall. 

The $75.6 million project from an affiliate of Spartanburg, S.C.-based OTO Development will bring a four-story, 103,600-square-foot hotel on 1.65 acres on Ring Road, according to the developer’s application with the Nassau County Industrial Development Agency.   

The new hotel would be an AC by Marriott, the first of the chain’s AC brand to be built on Long Island. The AC by Marriott would be a stone’s throw from the 163-room Residence Inn by Marriott that opened on Ring Road in May 2020, which was also built by OTO Development. 

The planned AC by Marriott will have a lobby bar and restaurant and a 3,000-square-foot meeting space, according to its IDA application.  

The developer is seeking economic incentives from the Nassau IDA, including sales and mortgage tax exemptions and a 20-year payment-in-lieu-of-taxes agreement.

OTO has received IDA benefits for three of its previous hotel developments in Garden City, including tax breaks from the Nassau IDA for its Residence Inn by Marriott, and incentives from the Town of Hempstead IDA for its Hampton Inn and Hyatt Place hotels. The company sold the 122-room Hyatt Place to Summit Hotel Properties for $31 million in 2013.  

The AC by Marriott project will create about 200 construction jobs, the developer estimated. OTO plans to begin construction in December and expects the hotel construction to take 20 to 22 months to complete and projects the hotel to open for business in fall 2026, according to the IDA application.
