Westbury mall signs two new food tenants

The Samanea New York mall in Westbury has leased space to two new food tenants. 

Bakery café Tous Les Jours leased 2,611 square feet at the mall’s Restaurant Row. The chain has other Long Island locations in Great Neck and a recently opened store in Smithtown.

Launched in the U.S. in 2004, Tous Les Jours offers freshly baked bread, a variety of pastry and cakes, coffee, espresso and other beverages. The company has more than 90 locations across the U.S., and more than 1,650 worldwide. 

The all-in cost to open a Tous Les Jours franchise ranges from $718,230 to $938,894, according to the company’s website. 

The other new Samanea tenant is YiFang Taiwan Fruit Tea, which leased 550 square feet at the Westbury mall. The company has eight locations in southern California, and this will be its first on Long Island.

YiFang Taiwan Fruit Tea offers a variety of Taiwanese tea drinks made with organic ingredients, including Aiyu Lemon Green Tea, Brown Sugar Pearl Black Tea Latte, Grass Jelly Tea and more. 

Both Tous Les Jours and YiFang Taiwan Fruit Tea are expected to open in the first half of 2025. 

“We are thrilled to begin construction on both Tous Les Jours and YiFang Taiwan Fruit Tea at Samanea New York,” Kun Li, franchisee of the businesses, said in a written statement. “Samanea has demonstrated a commitment and passion for bringing unique dining experiences to the community, making it an ideal location for our two new restaurants. Tous Les Jours and YiFang Taiwan Fruit Tea will undoubtedly offer a culinary adventure to this robust and cultured customer base.” 

Don Cafero of JLL represented the tenant, while Matthew Kucker, Jordan Baruch and Herb Agin of Colliers joined Samanea’s Director of Real Estate Dominic Coluccio in representing the landlord in the lease transactions.

“The new tenants’ spaces are located off the mall’s new entrance on Old Country Road creating a café-style vibe,” Kucker said. 

Coluccio said the mall is becoming a “go-to” dining destination. 

“Tous Les Jours and YiFang Taiwan Fruit Tea are both sought-after names in the food world. We are thrilled to welcome them to the property,” Coluccio said in the statement. “In addition to these two new restaurant tenants, we are also looking forward to the grand openings of Ichiddo Ramen and Nan Xiang Xiao Long Bao this year.”
